On a green hill near Assisi Sterpeto rises, welcoming you.
This is an ancient village, the first written reports of which are found in 1056 AD. On top of the hill stands an ancient castle, residence of the Fiumi Counts from 1232 until around 1890.
In the second half of the eighteenth century life within the Sterpeto’s Castle walls was joyful and happy, characterised by banquets, amusements and hunts, maintaining perfect harmony between Counts and their subjects, admired and gently envied by everybody in the ancient Commune.
The hill is surrounded by olive tree fields and vineyards and the air is perfectly fresh.
The historian Francesc’Antonio Frondini wrote: “The air is more than perfect because the inhabitants grow very old”.
The house is located near Assisi (3 km away as the crow flies and 6 km by car) on a hill dominated by the Sterpeto Castle. The location is strategic: 15 km from Perugia, 7 km from Perugia/S.Egidio airport and about 2 km from services such as banks, Post office, supermarkets and so on.
A small road climbs up the hill among olive trees, leading to the house which faces onto the plain and stands in front of Perugia and other small villages. The landscape is wonderful and you can see fabulous sunsets.
Next to the house a path bordered by hundred-year-old oaks leads to olive trees fields.
This place is really unique, perfect for people looking for peace but not completely isolated, where you can feel a positive and quiet energy.
The building was renovated a few years ago. It’s completely earthquake-proof, with a wooden roof and trusses. The ground floor (around 150 sqm, vertical height up to 4.5 m.) is not internally finished; the first floor (90 sqm, vertical height up to 4.5 m) is completely finished and has amenities such as central heating. It would be possible to build an extension (300 cubic metres) depending on planning approval.
Outside a courtyard of 1,000 sqm on two levels includes garden, fruit trees and a kitchen garden.
