DETAILED DESCRIPTION OF THE ESTATE:

LAND.

The estate covers a cadastral area of 56.82.10 hectares, divided according to the cultivation system specified below:

 Specialised vineyard: 12.00.00 ha, of which 0.50.00 ha is Morellino DOC and 11.50.00 ha is Tuscan IGT. Arable land: 22.67.50 ha. Specialised olive grove: 2.14.50 ha. Coppice woodland: 20.00.00 ha

The land is situated on hillside terrain, is moderately deep and fertile, of varied composition, and is particularly suited to the cultivation of vines, olive trees and cereal crops. The production system consists of viticulture and forage farming, supplemented by olive cultivation. 

The crops are typical of the Maremma hillside environment; wheat, fodder cereals, vineyards and olive groves.

DESCRIPTION OF EXISTING BUILDINGS.

The following buildings are located on the estate:

-BUILDING FOR USE AS RESIDENCE BY THE LANDHOLDER AND POSSIBLE AGRITOURISM ACTIVITIES. This is a single, two-storey building, partly single-storey and partly two-storey, constructed with a load-bearing structure of rough-hewn local stone with exposed joints, featuring an intermediate floor and a roof structure of chestnut wood beams and joists, clad in chestnut wood panelling and covered with clay tiles and interlocking clay roof tiles. The remaining building, intended for agritourism use, comprises on the ground floor a living/dining room, a kitchen, a bedroom and a bathroom. The first floor, accessed via an external staircase, comprises a living/dining room, a kitchen, two bedrooms (one with an en-suite bathroom) and a further bathroom located near the entrance.

The gross floor area of the tenant’s residence is 170.14 m², whilst that for the agritourism business is 204.50 m².

-BUILDING FOR THE EMPLOYEE’S RESIDENCE. This is a single-storey building constructed with a load-bearing structure of plastered brick blocks, featuring a roof structure of chestnut timber beams and joists, finished with chestnut timber boarding and a roof covering of interlocking clay tiles and ridge tiles. The building comprises a combined living and dining room with an adjoining kitchen, two bedrooms and a bathroom. The total gross floor area is 85.09 square metres.

-WINE-MAKING AND AGING CELLAR. This is a single-storey building constructed with a load-bearing structure of exposed stuccoed stone masonry and a roof structure comprising chestnut wood trusses with overlying chestnut wood beams and joists, finished with chestnut wood panelling and a roof covering of clay tiles and interlocking clay roof tiles. The building comprises the following rooms: a winemaking room, an ageing room, a storeroom, a tasting room, a changing room with two adjoining toilets, as well as a utility room and two canopies. Inside, there are 8 steel vats with a total capacity of 200 hl of wine and 12 steel vats with a temperature control system, with a total capacity of 460 hl of wine. The barrel cellar and warehouse are equipped with a modern air-conditioning system.

The total gross floor area is 373.96 m².

-BUILDING FOR THE SALE OF THE ESTATE’S PRODUCTS. This is a single-storey building constructed with a load-bearing structure of exposed stuccoed stone masonry and a roof structure comprising chestnut timber beams and joists, finished with chestnut timber boarding and a roof covering of clay tiles and interlocking clay roof tiles. The building comprises a shop for the sale of farm produce, an office, as well as a toilet and a storeroom. The total gross floor area is 51.45 square metres.
