Detailed description.

Location:

The house is located 300 m above sea level in a very popular very Mediterranean area.

The property is on the southern slope looking toward the sea, and even in the winter months enjoys a mild climate.

You can see the rolling hills of Maremma and the sea when the air is clear. It is about 20 km to the sea as the crow flies.

The farmhouse is located between a beautiful flat meadow and an olive grove that slopes slightly to the west and the south.

About 50-100 m away there is a wood with large oak trees that protect the place from the wind. 

It is a magical place suitable for those seeking absolute tranquility in an environment that is still quite wild. The private access road leads exclusively to this house and ends there. 

The access road is 800 meters and descends in the middle of a wild jungle-like forest that suddenly opens up when you reach the flat meadow near the house.

Description of the house:

The house was built in 1999 according to the standards of organic architecture. It was built with stones from the surrounding land. The arable land was ploughed with an 80 cm hook to pull out suitable stones. Those that were flat were used for construction.

The house has a square shape as is usual in Tuscany, and has a classic hipped roof covered with old handmade tiles and insulated with cork slabs and a cast of limestone mortar with cork granules.

In the center of the house is the stairwell with a handmade hardwood staircase of special design.

Layout of rooms on the first floor:

The main room is 21 sq.m with 3 windows facing south and west with a wonderful panoramic view to the sea.

Another room of 14 sq.m has windows facing west and north. The fourth/third room of 13 sq.m has 3 windows, one facing east and two facing south with a panoramic view. The last room would also be suitable as a study.

All the rooms on the first floor have larch flooring except for the second bathroom, which has not been done yet. The roof frame is in exposed chestnut. In the two double bedrooms the chestnut beams are covered with spruce planks and in the other rooms with smooth terracotta tiles. The distribution of rooms was designed according to the principles of the Chinese philosophy of Feng Shui, which has decidedly positive effects on the interior environment.

On the ground floor is a 45 sq.m living room with two four-panel arched French doors and two windows. Through one of these glass doors in a southerly direction one can see the wide valley while through the otherdoor there is the olive grove in the west.

Because of this, the living room is filled with sunlight from morning to evening.

In the center of the living room is an open fireplace in traditional style with a lower border of natural stone blocks and refractory bricks internally.

Next to the living room is the kitchen with its own access to the garden and its windows looking south and east. The opening between the living room and kitchen is wide enough to allow easy communication between those who are cooking and those in the living room. Next to the kitchen is a pantry with the refrigerator and dishwasher so that there is no noise from them in the kitchen. On the other side of the living room one can directly enter a single room that can be used to accommodate a guest or for ironing or other activities. At the back is a spacious bathroom that is accessible both from the room and also directly from a hallway near the stairwell. 

The living room and bedroom were plastered in clay while in the rest of the house organic limestone mortarwas used.

The ceilings were built using exposed chestnut beams and battens and smooth terracotta tiles. Above the tiles is a cast with limestone mortar mixed with cork granules and above

the cast are two layers of organic pressed wood slabs with a thickness of 7cm. The larch floor, which is efficient as an acoustic insulator against footstep noise, is screwed above these slabs with recessed battens.

 

The floors in the living room and kitchen are in cypress, in the guest room in spruce. 

Under the cypress flooring on the ground floor there is a 10 cm air gap. Underneath is a cast of limestone mortar with cork granules, and under this is a 50 cm high space so that neither moisture nor cold enters from below.

All the fixtures were made to measure by a local carpenter.

On the ground floor is part of the building that includes a bathroom and a boiler room with a second chimney and a shed that allows access to the boiler room from outside without getting wet in the rain.

Heating: the pipes for central heating are installed, the radiators and boiler are missing. The house is currently heated with wood using a tiled stove.

Land:

Total of about 10 hectares including 1 hectare of olive grove with approx. 150 olive trees. 2 hectares of orchard and half an acre of meadow in the vicinity of the house. The remaining area is woodland and scrubland. It is uncut woodland with many big oaks. Part of the wood is evergreen with trees grow among the many rocks there.

Access road:

800 m mainly sloping and, at the moment, impassable with a car. In need of resurfacing.
