In the beautiful countryside of Roccalbegna, in a panoramic position surrounded by nature, we offer a project for a completely self-sufficient (off-grid) farmhouse, currently under construction. The project has been approved, building permits have already been issued, municipal fees have been paid, and a large portion of the materials are already available on-site or stored at the factory.

The Farmhouse

Total surface area: 258 sqm over three levels, plus a 36 sqm habitable solar greenhouse.

The project, built entirely using bio-architecture principles, includes:

Lime plaster (external) and clay plaster (internal)
Ventilated roof with traditional tiles

Basement: Cellar, pantry, and technical room
Ground floor: Living room, kitchen, and bathroom
First floor: Master bedroom, single bedroom, study, and second bathroom
 

Independence & Systems

The farmhouse is designed to be completely independent from public utilities:

Thanks to high thermal insulation and the south-facing solar greenhouse, the house can be heated with a traditional wood-burning cookstove and a wood stove
Photovoltaic system with battery storage, already installed on the completed adjacent canopy
Domestic hot water produced via heat pump
Rainwater collection in two 30 cubic meter tanks, integrated with existing well water
Filtration system for domestic use
Phytodepuration (constructed wetland) system for greywater treatment
Dry toilet system with on-site composting (no sewer connection)
A pond of approximately 200 sqm has already been built.
The water tanks are structurally completed (unfinished state).
Construction is currently at the basement level, with the perimeter wall yet to be completed.

Most of the materials are already available on-site or stored at the factory, including:

Materials to complete the basement
Complete wooden structure (including roof and roofing)
Window frames (excluding the south side with the solar greenhouse)

Volume & Potential

The building volume derives from the recovery of existing structures.

There is also a two-level barn of 30 sqm per level, which can be:

• Converted into a guesthouse
  - Or demolished to further expand the farmhouse

Land & Olive Grove

The property includes approximately 9 hectares of agricultural land, consisting of:

114 olive trees (about half are centuries-old Olivastra Seggianese variety)
Young orchard (plum, almond, peach, and apple trees)
Pasture and arable land
Agricultural equipment available separately, to be agreed upon.
